The older-home plumbing guide: what’s in your walls, by era

If you know roughly when your house was built, you know a lot about its plumbing. Here’s the honest field guide we’d give a friend buying an older home in Sonoma County.

Pre-1945: the layered century

Petaluma’s Victorians, Santa Rosa’s bungalows, Sebastopol’s farmhouses — these homes have usually been re-plumbed in pieces across a hundred years. You’ll find galvanized remnants, copper patches, clay or cast-iron drains, and workmanship from excellent to alarming. The move: have someone trace and map what’s actually there, then prioritize. The sewer lateral is the most expensive unknown — camera it before purchase if you can.

1945–1965: galvanized’s last stand

The post-war boom built fast, mostly with galvanized steel supply and cast-iron drains. Galvanized has a 40–60 year design life; all of it is past that now. Symptoms are gradual: fading pressure, rusty first-draw water, and threads that crumble when a repair is attempted. If your mid-century home still has original supply lines, a repipe isn’t a scare line — it’s deferred maintenance with a date on it.

1965–1995: the copper decades

Copper supply and ABS plastic drains — a genuinely good era. Most of these systems are healthy. The watch items are water heaters and their valves, original pressure regulators, angle stops that have seized in place, and in some neighborhoods a pinhole-leak pattern in copper worth tracking if it recurs.

1995–today: the PEX era

Modern homes run PEX or copper supply with ABS drains, built to current code. Problems are fewer and different: builder-grade fixtures aging out together, recirculation and sizing questions in larger homes, and the occasional shortcut from a rushed build.

The one inspection that pays for itself

On any home older than about 60 years: a sewer camera inspection. The lateral from house to street is yours to maintain in most Sonoma County jurisdictions, it’s the single most expensive pipe on the property, and its condition is invisible until it isn’t. An hour of camera work prices that risk before it’s yours.
