Plumbing for Sebastopol — from downtown craftsman to apple-country acreage.
Sebastopol plumbing is its own discipline. In-town streets mix craftsman homes and cottages that have been loved (and remodeled) for a century, while a few minutes out Highway 116 or Bodega Highway you’re on rural parcels with wells, pressure tanks, long private service lines and the occasional creative previous-owner plumbing we’ve learned to expect.
About 15 minutes from our Santa Rosa base.
- Gravenstein apple country — the Apple Blossom Festival still marks every spring.
- Incorporated in 1902; bordered by the Laguna de Santa Rosa, one of the North Bay’s largest wetlands.
- Florence Avenue is lined with Patrick Amiot’s junk-art sculptures, one per front yard.
The “1st” is about order: family first, then the business. Andy’s son and daughter are part of both — which is why a west-county farmhouse gets the same patience we’d give our own.
We plumb to the house you actually have.
Craftsman homes and cottages
Many in-town homes date to the early 1900s through the 1940s — charming, solid, and frequently carrying generations of layered plumbing. We untangle it respectfully and tell you what’s actually original, what’s fine, and what’s on borrowed time.
Rural properties and farmhouses
Long buried service runs, pressure tanks, and well systems change the diagnosis. A pressure complaint in rural Sebastopol has a different suspect list than one in town — and we know both lists.
Eco-conscious remodels
Sebastopol homeowners ask better questions about water than most — greywater-aware fixture choices, high-efficiency toilets, tankless sizing. We’re glad to engineer for efficiency without overselling it.
If you check one thing on a Sebastopol property
Know whether you’re on a well or on city water, and where the pressure tank and shutoff live. Half of west-county pressure complaints trace to a tired tank or regulator, not the pipes — and that’s a far cheaper fix.
The services Sebastopol homes call us for.
Andy at Family 1st plumbing did a great job of figuring out why our brand new water heater’s pilot kept shutting off. There were a number of possible reasons for the failure, but he finally concluded that the gas control valve was what was causing the problem. He was very responsive and continued to follow up on getting the problem solved. A replacement valve was ordered from our local plumbing supply distributor minutes after Andy left our house. He is on it!! Thank you Andy
Same crew, same standard, every town.

Sebastopol homeowner questions
Does Family 1st serve Sebastopol?
Yes — Sebastopol and the surrounding west county parcels are part of our regular service area, about 15 minutes from our Santa Rosa base.
Do you work on homes with wells and pressure tanks?
Yes. We service the house side of well systems — pressure tanks, regulators, filtration connections and the supply plumbing they feed. Pressure and flow complaints on well properties are a regular part of our Sebastopol work.
Our old farmhouse has mystery plumbing — can you make sense of it?
That’s half of what west county work is. We trace what’s there, map it honestly, and fix what needs fixing without insisting on redoing a century of history in one invoice.
